Why These Case Studies Matter

Every estate cleanout is different — but most families ask the same questions before booking: How long will this take? How much will it cost? What actually happens on the day?

The three projects below are recent estate cleanouts we've completed across Ottawa. They show real scope, real timelines, and real outcomes for the families, executors, and realtors involved.

If you're comparing options or just starting to plan, these should give you a realistic idea of what a JunkPal estate cleanout looks like in practice.

Case #1 — Full Estate Cleanout in a Barrhaven Bungalow

The Situation

An estate trustee took possession of a 3-bedroom detached bungalow in Barrhaven after the death of an older family member. The home had been lived in for over 30 years and was full — not just in the main living areas, but in the basement, attached garage, and a backyard shed.

The trustee needed the property fully cleared within five days so it could be listed for sale. Family members had already removed personal keepsakes; everything that remained was slated for removal.

What We Removed

  • Living room, dining room, and three bedrooms of furniture
  • Kitchen contents: small appliances, dinnerware, pantry items
  • Two washers, one dryer, and a chest freezer
  • A packed basement (boxes, tools, old electronics, holiday décor)
  • Garage contents: lawn equipment, workbench, shelving
  • A backyard shed full of gardening supplies and old paint cans

How the Day Went

We arrived at 8:00 AM with a 2-person crew and a single full-size removal truck. The trustee did a final walkthrough with us to confirm what was going and what was staying.

By mid-afternoon we'd filled the truck twice, sorted everything for donation, recycling, and disposal, swept the floors in each room, and handed the keys back to the trustee. The home was empty, broom-clean, and ready for the photographer the following week.

Case #2 — Downsizing Cleanout in a Kanata Townhome

The Situation

A retired couple in Kanata was downsizing from a 3-storey townhome they'd lived in for 35 years. They were moving to a smaller condo and needed to remove roughly three decades of accumulated belongings — books, tools, sporting equipment, kitchenware, furniture — while keeping the items they wanted to bring with them.

Because the couple wanted to be present and identify things themselves, we scheduled the work across two separate sessions rather than trying to do it all in one day.

What We Removed

  • Three bedrooms of furniture (beds, nightstands, dressers, wardrobes)
  • Dining room set, sideboard, and two living room sofas
  • An extensive book collection (~40 banker boxes)
  • Garage tools, lawn equipment, and a workbench
  • Treadmill, exercise bike, and sporting equipment
  • Decorative items, kitchenware, and small electronics

How the Sessions Went

Session 1 focused on the main living areas. The couple walked through each room with us, pointing out what to keep and what to remove. We worked room by room, carefully moving kept items into a single staging area while loading everything else.

Session 2 (a week later) handled the garage, basement storage, and a final pass through the kitchen and bedrooms. By the end of the second session, the townhome was empty except for a small stack of boxes the couple was moving themselves.

Case #3 — Pre-Listing Cleanout in an Orléans Bungalow

The Situation

A realtor contacted us on behalf of an estate sale. The family wanted to list the Orléans bungalow as quickly as possible, and the home needed to be completely empty and broom-clean before the photographer arrived the next morning.

The home had been lived in for over 40 years. Furniture, decades of décor, garage equipment, and a workshop full of tools all needed to go in a single visit.

What We Removed

  • All major furniture across living, dining, and bedrooms
  • Kitchen appliances, pantry contents, and small kitchenware
  • Workshop tools, hardware, and shelving
  • Garage contents including a riding lawn mower
  • Decorative items, curtains, rugs, and lamps
  • Miscellaneous boxes, books, and household items

How the Day Went

Because this was a tight timeline, we dispatched a 3-person crew with a full-size truck. The realtor was on-site to coordinate access and confirm the scope.

We started in the main living areas and worked our way through the kitchen, bedrooms, and bathrooms before moving into the basement, garage, and detached workshop. By late afternoon the home was empty and swept. The realtor confirmed the property was photograph-ready for the following day.
